What changes, and what doesn't, in the next 12 months?

The campaign sells change. The economy doesn't necessarily follow the script.

Three days after polling day, the headlines will be full of winners, losers and coalition calculations. For property investors, the bigger question is what any of it will actually mean for the economy and housing market.

On 10 November, APIA brings Tony Alexander into the room to look beyond the political theatre and examine what could really shape the next 12 months.

A government may not yet be formed. That makes this a moment for sharper questions, not easy predictions.

How much influence will the next government actually have? Where could policy make a meaningful difference and where might interest rates, confidence and international developments carry more weight?

Tony will share his post-election expectations, the indicators he's watching and the assumptions he'll be testing as the picture develops.

The focus: consequence, not commentary.

Government power, and its limits. What could change the economic and housing outlook, and what sits beyond Wellington's control?
The forces beyond the ballot. The domestic and international developments Tony is watching, and why they matter.
The next 12 months. His expectations for the economy and housing market, including where the uncertainties remain.

This isn't another evening spent dissecting who won. It's a closer look at what the result could, and couldn't, change.
