Description

Business Excellence in Strata Management is a practical online awareness workshop for owners and strata committee members who want to strengthen the governance, management and long-term performance of their strata scheme.

Strata schemes are more than properties requiring administration. They are complex organisations responsible for shared assets, financial resources, maintenance priorities, service providers and community expectations. Compliance is essential, but compliance alone does not ensure that a scheme is well governed, financially sustainable or prepared for future risks.

This workshop introduces a systematic approach that moves beyond reactive repairs and fragmented decisions toward informed governance, asset stewardship, effective procurement and continuous improvement.


Who should attend?


The workshop is designed for:

  • lot owners;

  • strata committee members and office bearers;

  • people considering joining a strata committee;

  • representatives of self-managed strata schemes; and

  • owners seeking a better understanding of how their scheme should be governed and managed.

Strata managers, building managers and professional advisers may also find the systems-based approach valuable.

What will you learn?


Participants will learn how to:

  • clarify governance responsibilities and decision-making authority;

  • understand the purpose and value of an effective asset register;

  • connect asset condition, preventative maintenance and capital works planning;

  • identify and diagnose problems before engaging contractors;

  • improve project scoping, procurement and contractor selection;

  • monitor work, manage variations and verify project completion;

  • retain the information needed for future decisions; and

  • identify practical priorities for improving their strata scheme.

Action workbook included

Every participant will receive a digital copy of the Business Excellence in Strata Management Action Workbook.

The workbook includes practical checklists, self-assessment questions, asset-management tools, procurement templates and planning exercises that can be used with an owners corporation, strata committee and strata manager.

Participants will leave the workshop with a structured way to assess current practices, identify gaps and develop practical improvement priorities.


Facilitator

Dr Moira Scerri is a UTS Business School academic with expertise in complex socio-technical service systems. She also contributed in the area of business excellence, governance, service improvement and technology-enabled transformation and has lived experience as a treasurer on a strata committee.

Philip Kooper is an experienced strata manager and strata consultant with expertise in governance and complex or challenged strata schemes.

It complements, but does not replace, mandatory NSW Government strata committee training or legal, engineering, building, financial, insurance or other professional advice.

    No. This workshop provides complementary awareness and capability development. It does not replace mandatory NSW Government strata committee training.

    Dr Moira Scerri

    Dr Moira Scerri is an academic in Operations and Supply Chain Management at UTS Business School whose research focuses on service systems, operations, supply chains, productivity and new and emerging technologies. She brings this systems perspective to Business Excellence in Strata Management, particularly asset management, maintenance and capital works planning, procurement, governance, continuous improvement and the development of AI-enabled Smart Strata.

  • Philip Kooper

    Philip Kooper

    Philip Kooper is an experienced strata manager with expertise in strata governance and complex or challenged schemes. He is regularly appointed as a compulsory strata managing agent under orders of the NSW Civil and Administrative Tribunal (NCAT). His experience brings Business Excellence in Strata Management a valuable practitioner perspective on failure of governance, accountability, decision-making and the practical steps needed to restore effective strata management.
