Conditions in the Melbourne Build to Sell (BTS) and Build to Rent (BTR) apartment markets over 2024 were some of the most challenging ever recorded. The markets continue to remain badly distorted and dislocated. Ongoing uncertainty with interest rates, increasing build costs, several taxes and charges and the looming Federal Election are all significant factors. Additionally, there continue to be difficulties in raising capital or securing finance, labour concerns and overall weak sentiment. These issues mean that the markets will take much longer than previously anticipated to recalibrate and return to more normalised conditions.
Charter Keck Cramer’s industry research shows that the housing hierarchy has broken down and the gap between new and established apartments remains out of balance. Majority of apartment sub-markets cannot be activated at present given revenues, build costs and land values have not sufficiently adjusted to entice the development industry to proceed with projects. This is causing stress across several projects, which is anticipated to manifest over the course of the year with various sites coming to market or unfortunately certain stakeholders entering some form of insolvency.
On a more positive note, Charter Keck Cramer’s analysis shows that the Melbourne residential apartment market remains undervalued when compared to Sydney and Brisbane. Statistics suggest that the Melbourne market stands to enter a very strong and long cycle once it finds its way back to equilibrium. We anticipate this will start to occur over the course of the year and as the industry gets a clearer understanding of various key metrics including the outcome of the Federal Election and interest rates.
