Do you have questions about the Shellharbour City Centre and New Shellharbour Hospital Precinct rezoning proposals? Come along to our community information session on Monday 14 September, 3:30pm - 7pm at the Jungah Auditorium, Shellharbour Civic Centre. We have divided this session into three timed sections to ensure everyone has an a chance to speak and ask questions, with a short break between.

This is a casual drop-in session only. It will not include a formal presentation, but you will have the opportunity to speak directly with a planner. Please be aware that alcohol is not permitted during the sessions.

About the rezoning proposals

The two State-led rezoning proposals will pave the way for up to 11,700 new homes, 1,740 additional jobs and the enhancement of Shellharbour as a health and economic centre for the region.

Shellharbour City Centre Rezoning Proposal

The proposal seeks to strengthen the Shellharbour City Centre by significantly increasing the number and diversity of homes and jobs, expanding active retail frontages, improving transport links and providing 14.4 hectares of public open space.

Key features include:

• up to 10,000 new homes

• 10% affordable housing required on certain government-owned land and 5% on private land

• the generation of around 940 additional jobs alongside expanded retail and commercial uses

• building heights from 2–22 storeys, with taller buildings in the centre and lower heights towards the edges

• floor space ratios between 0.5:1 and 3.6:1

• better walking and cycling options and improved access to public transport

• the retention of TAFE NSW within the precinct.

New Shellharbour Hospital Precinct Rezoning Proposal

Anchored by the $828.9 million State and Commonwealth Government investment in the New Shellharbour Hospital and Integrated Services Project, the proposal aims to create a mixed-use precinct that supports key workers, like hospital and healthcare staff, to live closer to where they work through the inclusion of affordable housing.

Key features include:

• up to 1,700 new homes

• a new local centre next to the hospital to facilitate allied health services

• minimum 2% affordable housing requirement 

• a site focused on aged care and seniors housing

• building heights between 2 and 7 storeys

• floor space ratios up to 1.6:1.
